F <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 9 January 1995 <br />RE: Little Canada - Graf House Moving Conditional Use Permit <br />FILE NO: 758.09 - 95.01 <br />Jason and Tia Graf have applied for a Conditional Use Permit to construct a single family home <br />on Lot 18 of Twin Lake Trail. The CUP is necessary to permit the moving of a structure on <br />to the lot, to which an addition will be constructed. In addition to the completed structure, a <br />future detached garage is shown on the site plan. All structures must meet the 30 foot front <br />yard, 10 foot side yard, and 30 foot rear yard setbacks. The site plan indicates that setbacks can <br />be met on the lot without variance. It should be noted that the 30 foot front yard setback is <br />measured from the right -of -way of the street, not the edge of the pavement. <br />All single family residences are required to meet a minimum floor area of at least 960 square <br />feet on the first floor of one and one -half story houses and 800 square feet on one level for split <br />level houses. The proposed house is 968 square feet on the main level, with additional space <br />on the lower walkout level. As such, the proposed house meets the requirements of the <br />Ordinance. The Zoning Ordinance requires that all single family homes must be placed on lots <br />in such a manner which allows a two car garage to be located on the lot. The site plan indicates <br />such a garage as a "future" improvement. It meets all setbacks as required.
