Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 12 October 1995 <br />RE: Little Canada - Slumberland CUP Amendment <br />Revised Site Plan <br />FILE NO: 758.09 - 95.19 <br />BACKGROUND <br />Slumberland Inc. has submitted a revised site plan based upon the fact that the roadway dedication <br />requirement for Desoto Street is 17 feet, rather than 33 feet as originally determined. Desoto <br />Street is a local roadway, and as such is required to have a road right -of -way of 50 feet. The . <br />property to the east dedicated 33 feet of right -of -way when it was subdivided, therefore, the <br />subject property is now required to dedicate an additional 17 feet for roadway purposes to total <br />50 feet of right -of -way for future construction of Desoto Street. <br />With the reduction in the right -of -way requirement, the applicant is proposing to expand the <br />facility from 41,170 square feet to 44,850 square feet. The site design will remain the same as <br />previously proposed far as access, parking area, loading area and landscaping is concerned. Also, <br />the proposed addition still meets the required 40 foot setback requirement to the Desoto right -of- <br />way. <br />The only changes proposed are the addition itself, and the number of parking spaces has increased <br />by one (1). The site is now required to provide 229 parking spaces over the entire site, with the <br />3,600 square foot building addition.
