Northwest Associated Consultants, Inc.
C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Cary Teague /Stephen Grittman
DATE: 12 October 1995
RE: Little Canada - Slumberland CUP Amendment
Revised Site Plan
FILE NO: 758.09 - 95.19
BACKGROUND
Slumberland Inc. has submitted a revised site plan based upon the fact that the roadway dedication
requirement for Desoto Street is 17 feet, rather than 33 feet as originally determined. Desoto
Street is a local roadway, and as such is required to have a road right -of -way of 50 feet. The .
property to the east dedicated 33 feet of right -of -way when it was subdivided, therefore, the
subject property is now required to dedicate an additional 17 feet for roadway purposes to total
50 feet of right -of -way for future construction of Desoto Street.
With the reduction in the right -of -way requirement, the applicant is proposing to expand the
facility from 41,170 square feet to 44,850 square feet. The site design will remain the same as
previously proposed far as access, parking area, loading area and landscaping is concerned. Also,
the proposed addition still meets the required 40 foot setback requirement to the Desoto right -of-
way.
The only changes proposed are the addition itself, and the number of parking spaces has increased
by one (1). The site is now required to provide 229 parking spaces over the entire site, with the
3,600 square foot building addition. The site plan indicates that 246 stalls are proposed,
therefore, the parking standard is met.
CONCLUSION
Our office continues to recommend approval of the requested conditional use permit with the
conditions outlined in the Planning Report dated 6 October 1995.
5775 Wayzata Blvd.- Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
Page 12
