Drawing No. 1 shows the cul- de-sac located only <br />on the Australian Avenue right - of-way and Morelan's property. The resulting split for Morelan <br />leaves adequate room for setbacks, and a buildable area which could accommodate a 76 foot <br />long by 26 foot wide house, with an attached double (or even triple) garage. The drawback for <br />this design is a slight limitation on housing styles for the Morelan property. Drawing No. 2 is <br />an example of such a building pad. <br />Drawing No. 3 shows the cul- de-sac moved west to avoid location on the Morelan property. <br />This plan shows the cul-de -sac on the Magnuson and Tina properties. Magnusons would lose <br />some land to the cul-de -sac, but would still meet required setbacks. Tima could subdivide as <br />shown, or the line between Tima's lots could be moved farther north. Morelan's only impact <br />would be a small corner of setback area from the Australian cul-de -sac. On this drawing, <br />Morelan's split line could be moved farther south if desired. <br />All drawings are based on a 35 foot radius for the Australian Ave. cul -de -sac right -of -way; no <br />determination of the vacation of Jackson Street (although I assume it would be done to some <br />extent; resulting 10 foot setbacks from the railroad and the (former) Jackson Street right -of -way. <br />Let me know if you need anything further in this regard. <br />5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 (612) 595- 9636•Fax. 595 -9837 <br />Page 43 <br />
