13. Park Dedication Fees. Developer shall pay park dedication fees <br />pursuant to City ordinance which will be payable at the time of building <br />permit application. <br />14. Building Permits for Model Units. The City will issue two (2) <br />building permits to Developer to allow construction of four (4) model units <br />on Lots 21 -24, Block 1, Cobblestone Village, after receipt of the Letter of <br />Credit, required in Paragraph #16. No occupancy permit will be granted <br />until installation and approval by the City of utilities, curb and gutter, <br />and the first lift of bituminous surface. The Developer agrees to make any <br />corrections to the improvements deemed necessary by the City Engineer <br />resulting from construction of the model units. The Developer further <br />acknowledges that installation of the improvements is a priority and that <br />construction of the model units will be secondary to the construction of <br />said improvements. No other building permits shall be issued until <br />installation of sanitary sewer, storm sewer, water main, curb and gutter, <br />and the first lift of bituminous surface, and approval of same by City. <br />15. Additional Requirements. <br />a. The Developer shall comply with the Little Canada <br />landscaping ordinance. <br />b. Through this Development Agreement, Developer agrees to <br />assume responsibility for performance of the Agreement Between <br />Owner /Applicant and City of Little Canada as to Costs, dated November 23, <br />1994 and executed by Gordie Howe and Robert J. Schroeder, attached and <br />incorporated herein as Exhibit B. All monies deposited pursuant to Exhibit <br />B shall be applied to the deposit requirement under Paragraph #11 above. <br />c. All plat monuments originally set which are removed or <br />disturbed shall be replaced after the completion of construction activities <br />or no later than August 1, 1996. <br />d.
