cX41-92cl
515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMORANDUM
TO: Mr. & Mrs. Louis Tima
Mr. & Mrs. Tod Magnuson
Mr. & Mrs. Steve Morelan
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Morelan
Bob Pedersen
ADMINISTRATOR
Joel R Hanson
FROM: Joel Hanson, City Administrator
DATE: April 21, 1995
RE: Revised Assessment Calculations for Australian & Bluwood
More current information now exists regarding the layout of the
proposed Tima lots. With another revision made necessary to the
Magnuson and Tima lots for partial frontage for the Jackson
Street improvement to be consistent with our street assessment
policy, I have revised the preliminary assessment calculations.
You should note that for the cul -de -sac option on Australian, I
have assumed that it would all come from the Morelan property.
Please keep in mind that these calculations are still preliminary
estimates. Any changes in lot layout, location of the cul -de-
sac, construction costs, or the City's street assessment policy
will affect these numbers.
I have also put together a sheet which attempts to treat proposed
assessments on a per unit basis. This has been done to try to
bring more equity to the situation. When comparing the costs for
the cul -de -sac and the street options, it seems that there is too
great a variation. The per unit basis tends to equalize costs.
However, this option does not currently exist in City policy, but
will be considered by the City Council as we review our street
assessment policy this summer.
Again, these sheets are only for illustrative purposes and many
things could change which will affect these numbers. If you have
any questions after reviewing them, please feel free to give me a
call.
JRH:kpv
Enclosures
cc: Mayor & City Council
Page 59
