Arden Hills, Vadnais Heights, Roseville, Maplewood, White <br />Bear Lake). <br />3.3 Review and analyze competitive retail areas' image, retail mix, access, and consumer <br />environment. <br />3.4 Identify specific retail goods and services that are needed in the community. <br />3.5 Assess the retail redevelopment potential of the Rice Street Corridor/Little Canada <br />Road area on the existing retail base. <br />Office Market Assessment <br />3.6 Identify existing office concentrations in the Rice Street Corridor and analyze the <br />types of tenants they serve (single -user, multi -user, corporate headquarters versus <br />small business). <br />3.7 Analyze the Rice Street Corridor's existing office space compared to other similar <br />nearby suburban communities in the northeast metropolitan area (i.e. Arden Hills, <br />Vadnais Heights, Roseville, Maplewood, White Bear Lake). <br />3.8 Review and analyze competitive office developments in the study area regarding <br />tenant mix, access, lease rates, visibility, and vacancies. <br />Housing Needs Assessment <br />3.9 Using information complied in the demographic analysis section, identify trends <br />external to the Rice Street Corridor and the Northeast area of the Twin Cities that <br />will affect housing supply and demand in the study area. <br />3.10 Refine Little Canada's residential draw area. <br />3.11 Review residential construction trends in Little Canada and in the northeast portion <br />of the Twin Cities Metropolitan Area. <br />.A-4 <br />Page 6 <br />
