Knudsen sis
not feel it realistic to expect regional commercial
development to occur on this site.
Keis stated that he worried about access to the site.
The Planner pointed out that Spruce Street is a fully
developed industrial street. The Planner did not
believe a developer would propose an office building
for this site.
Knudsen suggested that an upscale industrial
development would be good.
The Planner stated that this would involve the
extension of the I -P District.
Garske asked if the Park & Recreation Commission were
interested in developing either site as park.
The Administrative Assistant reported that the Park &
Recreation Commission has reviewed the matter, and is
recommending trail development around the wetland
either at the time the sites are developed, through a
dedication of trail area by the Water Department.
Keis asked if the Commission members cared if the site
were zoned B -3 or Industrial.
Page 41
