upscale development. <br />The Planner again pointed out that under the PUD zoning <br />the City would have more control over how the site is <br />developed. <br />Knudsen asked for an explanation of the I -P District. <br />The Planner replied that I -P is higher end industrial <br />zoning. It would also allow office use as well as <br />warehouse uses. Masonry building materials are <br />required as well as minimum landscaping requirements. <br />The property is adjacent to I -P zoning. <br />Knudsen recommended that the Spruce Street site be <br />rezoned to PUD with an I -P land use indication. <br />Motion seconded by Carson. <br />Motion carried 6 - 0. <br />Page 43 <br />
