Fc <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 3 May 1995 <br />RE: Little Canada - Frattalone Garage Conditional Use Permit <br />FILE NO: 758.09 - 95.11 <br />BACKGROUND <br />Mr. Marco Frattalone and Mr. Myers Frattalone has submitted an application for a Conditional <br />Use Permit to allow the construction of an additional garage building on property at 2933 <br />Centerville Road. The property currently has a single family home, an older single car garage, <br />and a large shed which is utilized in Myers Frattalone's agricultural business. The new garage <br />would be located behind the house adjacent to the existing paved driveway. The existing single <br />car garage would be utilized for storage of private lawn maintenance and recreational equipment. <br />ANALYSIS <br />The Conditional Use Permit is required for two reasons. Under the current ordinance, single <br />family homes are permitted a maximum of one garage structure (regardless of size) and no more <br />than 1,000 square feet of accessory building. This proposal would establish the second garage <br />structure and result in exceeding the 1,000 square feet of garage space by a only a few square feet, <br />if at all. However, the site also includes the agricultural building which is approximately 2,400 <br />square feet. <br />If the new garage were attached to the existing garage, the garage buildings would very likely <br />conform to the Ordinance. But for the agricultural building which is used by the neighboring <br />property to the north, no additional permits would be necessary. However, the existing garage <br />is in relatively poor condition due to age, and it would not seem appropriate to attach a new <br />building to it.
