Stun° <br />"A Co 'creM1olution" <br />3065 Spruce Street — Request for Variance or Zoning Change <br />to allow for Reasonable Outdoor Storage <br />Our property is zoned I -P, Industrial Park but abuts the I -1, Light Industrial District on three <br />sides. We are currently approved for 12,500 square feet of outdoor storage, which is <br />positioned in the southwest corner of our site. Over the years our tenants have required <br />outdoor storage, which has primarily been used for commercial vehicles and equipment and we <br />have unknowingly allowed the total area utilized for outdoor storage to include an additional <br />22,500 square feet of additional space for a total outdoor storage area of approximately 35,000 <br />square feet. The area of outdoor storage in dispute is located in the northwest portion of our <br />site and abuts 1 -1 zoned property that also utilizes outdoor storage. It is our opinion that our <br />property could be considered a unique parcel that acts as a buffer between the I -P zoned <br />properties that front Owasso and the 1 -1 properties that comprise the rest of the Ryan <br />Industrial Park. Therefore, we believe that it would be appropriate for our site to have approval <br />for an amount of outdoor storage that falls between the 12,500 square feet that we are <br />approved for and the 50,400 square feet that we would be allowed in the 1 -1 district, which we <br />also consider as a more appropriate zoning for our site. <br />The Ryan Industrial Park receives solid demand from industrial users due to its strong location <br />in the core of the Twin Cities with good access to major freeways and because of its allowance <br />for outdoor storage users. As a result of our location in an industrial park that is comprised <br />almost exclusively of outdoor storage users, and because we are adjacent to properties that are <br />utilizing outdoor storage, our tenant demand has been primarily limited to like -kind users. <br />We understand that our property is zoned I -P, which places limits on the amount of storage <br />compared to the less restrictive 1 -1 zoning but question the practicality of this zoning on our <br />property. As we reviewed the zoning map it came to our attention that of the properties that <br />are located on the north side of South Owasso Boulevard, our parcel is the only property zoned <br />I -P that does not have frontage on South Owasso. In fact, our parcel is situated approximately <br />350 feet north of South Owasso and with the exception of the parcel immediately south of us, <br />
