Each unit has it's own kitchen, bathroom, bedrooms, two separate entrances <br />per unit, separate furnaces, separate mailboxes, and separate driveways. The lower <br />level's unit is connected to the garage and has its own driveway. The upper level <br />unit also has its own driveway that connects to the upper level's entrance with no <br />garage. There are no interior entrances to either unit from either level. See attached <br />Exhibit A. <br />THE COMPREHENSIVE PLAN <br />Little Canada is a developed community with 85% of the land developed. <br />Rezoning 29 Demont to a R2 zoning code will promote and further the City's <br />Comprehensive Plan. Part of the City's regional planning goal is to accommodate <br />growth and use the land and infrastructure efficiently. Base on the City's Land Use <br />Plan the people population projected growth based on vacant land analysis can only <br />support 506 more residents by 2030. The Planning Commission and City Council, <br />when appropriate identify and make changes to zoning code to achieve the City's <br />vision for future growth in land use and people population. Rezoning the 29 <br />Demont property will allow the property to continue as a duplex and also help to <br />achieve the City's projected growth by providing rental housing to more than one <br />tenant. <br />LAND USE <br />3 <br />5 <br />
