February 4, 2014 <br />Kaojia Vang <br />1355 O'Ryan Trail <br />Stillwater, MN 55082 <br />Re: 29 Demont Ave. <br />Dear Ms. Vang <br />As 1 stated in a previous phone conversation while discussing the reestablishment of the <br />gas service to the dwelling at 29 Demont Ave, Little Canada, Minnesota, the structure <br />cannot be used as a duplex any longer. <br />Little Canada Ordnance 903.010, H. Non - Conforming Buildings, Structures and Uses. <br />"Whenever a lawful non - conforming use of a structure of land is discontinued for <br />a period of one (1) year, any future use of said structure or land shall be made to <br />conform with the provisions of this Ordinance." <br />The property has been and is currently zoned as R -1, Single Family Residential and its <br />use was previously considered as legal non - conforming.
