515 Little Canada Road, Little Canada, MN 55117 -1600
(651.) 766 -4029 / FAX: (651) 766 -4048
www.ci.little- canada.mn us
MEMORANDUM
TO: Mayor Blesener & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: May 9, 2014
RE: Warming House Project
MAYOR
13111 13lescner
COUNCIL
Rick Montour
John Keis
Michael McGraw
Shelly Boss
ADMINISTRATOR
Joel R. Hanson
Attached is the bid tabulation prepared by RVK Architects for the warming house
project. You will note that we are over the $195,000 budget by $15,168 that includes a
contingency amount of $8,474. (We have attached the minutes from our December 11th
meeting that discussed the project budget in greater detail.) These estimates do include
the costs for installing a retaining wall on the east side of the building.
Staff will conduct some additional review prior to Wednesday's meeting. We will see if
we can gain any savings in the project components through other bids (we are not overly
optimistic at present). The Council will have to consider one of three options. They are:
1. Approve the additional budget amount and order the project to proceed as
planned.
2. Delay approval and seek additional bids to see if the numbers can be lowered.
3. Direct a redesign of the project to attain the budget objective. (Note: Given Little
Canada Recreation Association's Funding pledge, we may impact their
contribution depending on the nature of the changes.)
Dick Krumm of RVK Architects and Jim Morelan will be present at Wednesday's
meeting to discuss this in greater detail. Should you have any comments or questions in
the meantime, please let us know.
1
