Hanson
In an attempt to see if there were any other saving opportunities for the warming house
project, I asked RJ Marco Construction to take a look at the design and bid results. Here
are the key things 1 learned from them:
1. There was a math error in the summary sheet where the total project costs were
listed at $210,168. That number is actually $223,668 if you add up the numbers
shown. I discussed this with RVK Architects and he confirmed the error (we
think the $15,000 Sewer/Water Utility Cost Allowance was only added in at
$1,500.)
2. The bids RVK has obtained are very competitive. He did not see opportunities to
lower the bid amounts.
3. To save money on the project, it would need to be redesigned. They identified a
couple of the areas we have already discussed. One was the high wall with glass
and corrugated metal. Paul Nolan of RJ Marco said if we dropped the roof line
down, we could eliminate a lot of the glass, framing, and corrugated metal. Mr.
Nolan thought that would yield savings of $10,000 - $11,000. Another area was
to eliminate one of the restrooms. He did not do complete take offs, but he felt it
would save at least $5,000 and likely more after allowing for a commensurate
reduction in the building footprint. The third area he mentioned was the concrete
in front of the entire building. He did not give an estimate for that number.
Based on this information, I believe we are down to two options:
• Build the project as designed and come up with an additional $28,668 (this
includes $8,474 in contingencies.)
• Redesign the building to lower the budget amount. (Given the donation from
Little Canada Recreation Association, we should coordinate this discussion with
them.)
