The applicant's intent was to help bring <br />his property into conformity with code, while allowing the pattern of use by the existing tenants. <br />When the rezoning was approved, the applicant needed to obtain a Conditional Use Permit <br />under the new code to qualify for the outdoor storage license necessary in the 1-1 District. <br />The building on the subject property is approximately 20,000 square feet in area, and the lot is <br />approximately 84,000 square feet in area. Currently the site contains approximately 35,000 <br />square feet of outdoor storage, which is approximately 42% of the total lot area. As part of the <br />rezoning request, the applicant provided a significant amount of documentation on the existing <br />condition, and stated that the existing storage use constituted nearly all the possible storage <br />on the site, since the south driveway lane was necessary for access, and the area behind the <br />building not being used for storage was necessary for access to the overhead doors at the rear <br />of the building. <br />ANALYSIS <br />Outdoor Storage is allowed by Conditional Use Permit according to the following terms: <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license issued by the <br />City of Little Canada. <br />
