Application for motor vehicle repair license; <br />5. Application for motor vehicle sales lot license; <br />6. The subject property has a significant history of zoning violations, <br />code enforcement actions, and legal actions relating to the proposed use of <br />the property. <br />2. The proposed Conditional Use Permits and Text Amendment are <br />proposing the same use as in the past, and the application materials <br />indicate that no changes to the site or building are proposed. <br />3. The proposal is not consistent with the zoning ordinance <br />requirement that Conditional Use Permits and Amendments demonstrate <br />compliance with the Comprehensive Plan goal to "enhance" the <br />community through architecture, site planning, and other improvements. <br />4. The proposal is not consistent with the Comprehensive Plan goal to <br />limit the negative impacts of outdoor storage. <br />5. The proposal is not consistent with the Comprehensive Plan policy <br />to limit aesthetic impacts of outdoor storage through screening and <br />landscaping. <br />6. The proposal is not consistent with the Comprehensive Plan policy <br />to enhance community character. <br />7. The proposal is not consistent with the Comprehensive Plan policy <br />to minimize, or potentially eliminate, outdoor storage. <br />8. The proposal is not consistent with the zoning ordinance <br />requirement for consistency with neighboring land uses due to past and <br />current efforts to conform to existing permit requirements and zoning <br />regulations. <br />9. The proposal is not consistent with the zoning ordinance <br />requirement for consistency with all zoning performance standards. <br />20 <br />
