Loss of Parking Spaces
Further hardship comes by the loss of a parking space. If a 5' set back from the property line is required,
then northern most position of the sign would be in the center of the parking space causing us to lose
valuable parking space. Our building only has 100 parking spaces, so even losing one parking space is
important.
View of oncoming traffic
It has been brought to our attention, that the one of the items that would discourage the city from
allowing this variance is that the sign may cause a problem to see on -coming traffic. As you can see
from pictures 21 & 22, our driveway is at a steep incline. Regardless, of where our monument sign is
placed, vehicles still need to pull into the sidewalk to see the cars visible on the street.
Other Signs in the Area
As you can see from the picture 23 (or from Google Earth or the GIS website), there are other signs in
the area that are right on the property line.
Neighbor Support
Please see the enclosed letter from our neighbor directly to the south of us that shares our property line
where the monument sign is proposed. They support our request.
In conclusion, we would like to propose a variance that our sign be allowed to be on the property line
where it will have visibility from Little Canada Road. If this is not acceptable, we will need a variance to
lose a parking space to comply with 903.110.E.5 Section 5 Subsection (2).
I would be happy to provide any more information that you require.
