The property is zoned I -P, <br />Industrial Park. The applicant owns two parcels — one (Parcel "B") is vacant at the <br />corner of Centerville and Allen, and the other (Parcel "A") is occupied by an industrial <br />building directly to the north of the vacant lot. The proposed new building on Parcel B <br />would essentially mirror the existing building to the north. <br />Subdivision. The applicant is seeking approval of a subdivision that would relocate the <br />existing lot line about 10 feet to the north of its current location. This request is fueled, <br />in part, by a request from the City to accommodate a series of evergreen trees that <br />were planted along Allen Avenue when the Pitrina Park townhomes were constructed. <br />At that time, the trees were intended to create a screen of the industrial uses when Allen <br />Avenue was extended through this area. <br />The trees were (inadvertently) planted on the applicant's Parcel B property, rather than <br />in the right of way, as would be typical of street trees. The planting location would now <br />interfere with the applicant's building plans. To accommodate the trees, the proposed <br />building needs to move north, shifting drive aisle and access to the north -facing <br />overhead doors north as well. This would result in the encroachment of the new drive <br />lanes over the existing property line. The applicant would like to move the line so the <br />access and drive aisles are entirely on the property with the new building they will serve. <br />
