MINUTES VARIANCE — 219-223 LITTLE CANADA ROAD — MAYHEM PROPERTIES MINUTES OF THE REGULAR MEETING PLANNING COMMISSION LITTLE CANADA, MINNESOTA JULY 10, 2014 Pursuant to due call and notice thereof a regular meeting of the Planning Commission of Little Canada, Minnesota was held on the 10th day of July, 2014 in the Council Chambers of the City Center located at 515 Little Canada Road in said City. Chair Tom Fischer called the meeting to order at 7:30 p.m. and the following members of the Planning Commission were present at roll call: PLANNING COMMISSION: Mr. Tom Fischer Mr. Scott Barraclough Mr. Tom Duray Mr. Steve Ledin Ms. Heidi Murphy Mr. Nick Schwalbach ABSENT: Ms. Jennifer Maleitzke ALSO PRESENT: Mr. Steve Grittman, City Planner Mr. Kevin Helander, Cable TV Ms. Kathy Glanzer, City Clerk The June 12, 2014 Planning Commission meeting minutes were approved as submitted. The City Planner reported that the owners of 219-223 Little Canada Road have applied for a Variance to the sign setback requirements for a new monument sign to be located adjacent to their driveway access to Little Canada Road. The required setback is five feet and the applicant is proposing to construct the sign on the property line due to concerns over visibility at this intersection. The Planner pointed out that this property has a narrow frontage on Little Canada Road. The Planner reviewed the pictures which show the intersection with the monument sign meeting required setbacks and with the requested Variance. The City Planner indicated that requiring the five foot setback makes the sign much less effective. The Planner indicated that in considering a Variance request the City must find that the proposed use is reasonable and that there are practical difficulties that are unique to the 41
