Pre -Wire was in need of <br />parking for an expanded employee count, and had been utilizing the 2962 Rice Street <br />property without improvements. <br />The City approved a temporary use of the property, with an understanding that <br />pavement of the parking areas would be completed, but waiving requirements for <br />curbing and landscaping, among other standard improvements. The property owner, <br />under such a permit approval, has one year to complete the improvements or the <br />approval is lost. <br />In the current case, the applicants are concerned that due to other factors related to <br />Pre -Wire's business volume, they could no longer need the property after next summer. <br />They are hoping that the improvements can be delayed until a clearer picture of their <br />needs is available, presumably by June of 2015. <br />In the meantime, with last year's approval set to expire, the applicant is seeking an <br />extension of time to develop a long-term plan for the property. He has indicated to staff <br />that he would be preparing such a plan, to accompany the current short-term <br />improvements, to be considered by the City before the end of this year. <br />
