October 16, 2014 <br />From: Kelly Ortiz <br />8639 Dunkirk Court NE <br />Blaine, MN 55449 <br />To: The City of Little Canada and City Council Members <br />I would like to ask the City Council's help in opening a convenience store with <br />tobacco sales at 2526 Rice Street. I have a three year lease with a five year option with <br />the owner of the building, Tom Duray. <br />This is a great location on Rice Street, the properly is zoned B3, and there is no <br />residential area in close proximity. The space is 1200 sq. feet. The space has been vacant <br />for almost one year and I feel that a convenience store could be an asset to the <br />community. <br />I need the City Council's help with making the convenience store financially <br />viable. In order for this to happen, I need a convenience store with the addition of tobacco <br />sales. The 20-25 cubic feet tobacco sales area is too small for the convenience store to <br />stand on its own. A 25 cubic foot area is only 2x3x4 feet. <br />To make the convenience store successful, I would need approximately 40% <br />tobacco display and 60% convenience store. <br />This would be a family -run business by me, my son and my wife at all times. I do <br />own another business in the marketplace shopping center in Little Canada. Our family <br />has experience in convenience and tobacco stores. My brother owns and operates a store <br />in White Bear Lake. <br />Please take this request to modify the existing general tobacco sales license for <br />this convenience store on a case-by-case basis. <br />Sincerely, <br />Kelly Ortiz <br />
