The current <br />zoning designation on the property is B-2, Auto -Oriented Business. The applicant is <br />seeking a change to B-3, General Business. <br />The B-3 district allows (among many others) the follow uses as permitted uses: <br />• Bakery goods and baking of goods for retail sales on the premises. <br />• Restaurants (full service), cafes, caterers, on and off -sale liquor <br />As such, rezoning to B-3 would then allow catering and food preparation for retail sales <br />as a permitted use. The applicants propose to make changes to the exterior of the <br />building only to the extent of removing some of the overhead doors, replacing those <br />areas with materials similar to the existing exterior. More significant modifications are <br />proposed to the interior, necessary to change the use from an automotive service facility <br />to a food service production business. The applicants would install a variety of new <br />equipment related to their business and make cosmetic improvements to the existing <br />facility. <br />The applicants indicate that the use would operate generally between 6:00 a.m. and <br />midnight, with up to 30 employees. They make deliveries of their products throughout <br />the day, and take deliveries of new food products in the early morning hours, generally <br />4:00 a.m. to 7:00 a.m. <br />6 <br />
