MINUTES <br />CITY COUNCIL <br />DECEMBER 15, 2014 <br />With regard to the work scope, the City Administrator indicated that one <br />component in question is whether or not to replace the existing ceramic <br />tile in the public restrooms. The estimated cost of doing so is $21,470. <br />The Administrator indicated that he reviewed this item with the <br />Construction Manager who recommends that the tile not be replaced. The <br />public restroom improvements would then be limited to replacement of <br />existing countertops and sinks. The City Administrator recommended <br />against the ceramic replacement and suggested that some thorough <br />cleaning of the tile should be sufficient. <br />The Administrator reviewed the December 3, 2014 report from James <br />Steele Construction recommending approval the Guaranteed Maximum <br />base bid of $188,810.00 for all labor, equipment, incidental materials, and <br />construction services for the City Hall Remodel Project. Steele <br />Construction is also recommending approval of the Guaranteed Maximum <br />Price of $105,968.00 to act as Purchasing Agent on behalf of the City in <br />the procurement of certain materials, supplies, and equipment as identified <br />in their report. The Council is also asked to approve a Construction <br />Manager Agreement, Purchasing Agent Agreement, and Construction <br />Manager Agreement for Incidental Work that will be completed by James <br />Steele Construction rather than independent contractors. <br />Keis asked if the project bids are close to estimate. The City <br />Administrator reported that the project budget will accommodate the cost <br />as bid. He noted that portions of the project will be paid from the General <br />Capital Improvement Fund, with other components such as Council <br />Chamber upgrades to be paid for from the Cable TV Fund. The <br />Administrator indicated that the entire bid package is under budget, but <br />noted that as the project progresses additional work may be identified as <br />necessary. <br />McGraw introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2014-12-230 — AWARDING THE GUARANTEED <br />MAXIMUM PRICE OF $188,810.00 FOR LABOR, EQUIPMENT, <br />INCIDENTAL MATERIALS, AND CONSTRUCTION SERVICES <br />FOR THE CITY CENTER REMODEL PROJECT AS <br />RECOMMENDED BY JAMES STEELE CONSTRUCTION IN THEIR <br />DECEMBER 3, 2014 REPORT AS WELL AS AWARDING THE <br />GUARANTEED MAXIMUM PRICE OF $105,968.00 FOR JAMES <br />STEEL CONSTRUCTION TO ACT AS PURCHASING AGENT TO <br />THE CITY AS OUTLINED IN THAT SAME REPORT <br />14 <br />
