MINUTES <br />CITY COUNCIL <br />JANUARY 14, 2015 <br />The Administrator indicated that he has three quotes for appraisal services <br />ranging from $350 to $400. The Administrator recommended that the <br />quote of Northland be awarded in the amount of $400 as this firm appears <br />to have the best sense of this market and the comparables that would be <br />appropriate for this property. <br />The Administrator reported that the appraisal would be submitted to the <br />City Attorney to preserve attorney/client privilege when it is completed, <br />and a closed session would then be held with the Council to discuss <br />negotiation strategy. <br />Montour introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2015-1-13 — AWARDING THE QUOTE OF <br />NORTHLAND APPRAISAL IN THE AMOUNT OF $400 FOR AN <br />APPRAISAL OF 56 LITTLE CANADA ROAD EAST <br />The foregoing resolution was duly seconded by Keis. <br />Ayes (5). <br />Nays (0). Resolution declared adopted. <br />STEEL IN The City Administrator reported that when the City purchased the property <br />THE AIR- at 53 South Owasso Blvd., it also purchased the existing cell tower on this <br />EVALUATE site. The firm of Steel in the Air helped the City evaluate the asking price <br />53 SOUTH for the tower at that time. He noted that this firm has extensive <br />OWASSO experience in this field on a national basis. <br />BLVD. <br />The Administrator reported that Crown Castle, the cell tower lessee, is <br />asking to add some land to their tower lease to house additional <br />equipment. They are also asking for some lease revisions and a term <br />extension. The Administrator noted that the current lease is below the <br />market, and was concerned that negotiating an extension could negatively <br />impact the sale value of the cell tower by the City agreeing to terms that <br />may hurt the cash value of a lease sale. The Administrator reported that <br />he has discussed this with Steel in the Air, and their recommendation was <br />to obtain a specific proposal from Crown Castle that they will then review <br />and make a recommendation on. The Administrator indicated that he will <br />request a formal proposal from Crown Castle and bring this matter back to <br />the Council for review. <br />11 <br />
