14. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right-of-way or from neighboring residential uses, and shall be in <br />compliance with Section 903.020.1 of the Zoning Ordinance. <br />15. All other provisions and requirements as deemed necessary by the City Council. <br />16. The applicant complies with the provisions of Section 921 of the Zoning Ordinance. <br />The site was previously used for automobile sales and display, which does not have the same <br />storage size limitations as the current outdoor storage regulations. To qualify for the permit, <br />the applicant would need to restrict about 2,500 square feet of the proposed storage area to <br />another use, such as improved vehicle parking, and restrict that area from accumulating <br />storage. The applicant's site plan shows that only a portion of the lot area will actually be <br />utilized for storage. <br />The remainder of the standards required appear to be met. The applicant should add <br />information on lighting and refuse collection to confirm the other aspects of the CUP. The site <br />plan shows fire lanes behind and through the property, connecting with the applicant's <br />neighboring parcel. Fire lanes should be approved by the City's Fire Inspection staff. <br />SUMMARY and RECOMMENDATION <br />Under the 1-1 District regulations, the proposed locations shown on the provided site plan <br />appear to demonstrate compliance with the terms of the ordinance with the exception of size. <br />Staff recommends approval subject to ongoing consistency with the CUP provisions as listed <br />above, with specific attention to the following: <br />1. Reduction of the storage area to meet the 60% coverage rule. The applicant should <br />demonstrate how the excluded area will avoid collecting outdoor storage so as to <br />remain in conformance with the terms of the ordinance. <br />2. Provision of information on refuse collection. <br />3. Provision of information on any existing or proposed lighting. <br />4. Approval of the fire lane design by the fire protection staff. <br />5.
