JJ's Hospitality LLC <br />2367 University Avenue West <br />St. Paul, MN 55114 <br />March 4, 2015 <br />City of Little Canada City Council <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Dear Mayor and City Council Members: <br />We have recently signed a lease for space in the Market Place Center (2900 Rice <br />Street North) in Little Canada for use as an event and meeting center. Our plan is to <br />provide a welcoming and safe environment along with quality food and beverage <br />services for weddings, quiceaneras, banquets and special events. We are requesting <br />issuance of an on sale liquor license to enable us to provide beverage service for <br />these events. <br />The Market Place Center space (location number 380 -10,280 square feet) is <br />currently in use as an event hall (Eventi Bella) with very limited food and beverage <br />services. Clients must bring in their own food or contract a licensed caterer for food <br />services, as no kitchen space is currently available. Alcohol is currently served at <br />events, however clients are required to contract with licensed alcohol providers for <br />beverage services. Current facility limitations, as well as the need for contracted <br />services for each event, provide constraints on services available to clients. <br />Our plan for the space includes partnering with Market Place Center to install a <br />commercial kitchen facility (an investment of approximately $150K). This kitchen <br />will be inspected and licensed by the Ramsey County Department of Public Health. <br />We also anticipate investing approximately $100K in equipment and furnishings to <br />enhance and improve the guest area. Based on early sales projections, our annual <br />payroll would be $50-80K for cooks, service staff, bartenders and custodians. <br />Our business plan includes several revenue streams: <br />a Banquets and Events: food, beverage and entertainment services for a wide <br />variety of scheduled events, including weddings, quiceaneras, proms, <br />reunions, private parties and business meetings. Security service (off-duty <br />police plus contracted security) will be required for events where liquor is <br />served. <br />• Commercial Kitchen: used for banquet food production for events as well as <br />a production kitchen for partner's successful concession business. <br />® Food Manufacturing: expand use of specialized food production equipment <br />to produce innovative products for local markets and food establishments.
