planting totaling 42 caliper inches --17 additional trees at this size, or larger plantings <br />that the proposed plan. This should be a condition of any Final PUD consideration. <br />With regard to lighting, the submitted plan shows limited or no Tight spill at the property <br />lines to the north or west, with some light at the driveway entrance to Rice Street, and <br />only a small amount along the south property line. These areas are either roadways or <br />commercial property, and the lighting plan is consistent with the City's requirements <br />avoiding light glare onto residential property. <br />The submission does not appear to include a signage plan. The R-3 (Multiple Family) <br />sign regulations would accommodate a monument -style sign of 35 square feet, and 6 <br />feet in height. This sign could be approved with a sign permit. Anything beyond that <br />size would require separate PUD approval by Planning Commission and City Council. <br />Summary and Recommendation <br />Subject to the submission of final construction plans, staff believes the plan submissions <br />meet the requirements of the previous approvals and the PUD zoning regulations. With <br />the Engineer's report, staff recommends approval of the Final PUD with the following <br />conditions: <br />1. Final building plans verifying underground parking design. <br />2. Final plans indicating signage consistent with the R-3 Multiple Family regulations. <br />3. Final Plat consistent with the recommendations of the City Engineer. <br />4.
