18. Binding Effect. This Agreement binds and benefits the parties and their successor <br />and assigns. <br />19. Controlling Law. This Agreement has been made under the laws of the State of <br />Minnesota, and such laws will control its interpretation. <br />20. Remedies. If Buyer defaults under this Agreement, the Seller's sole remedy shall be <br />termination of this Agreement pursuant to Minn. Stat. 559.21. In the event the Seller defaults <br />under this Agreement, the Buyer shall have the right to terminate this Agreement pursuant to <br />Minn. Stat. 559.21 or bring an action seeking specific performance of the Agreement, <br />21. Waiver of Relocation/Voluntary Sale. Seller acknowledges this transaction is <br />occurring on a voluntary basis.
