Hanson <br />As you are aware, we have met with Pat Johnson, developer of Canadian Woods, Greg <br />Maranda, property owner north of the east end of the Johnson Development, and the <br />Maplewood property owners abutting this project. Our goal was to attempt to reach a <br />solution that created a win/win/win for the parties involved whereby the City would get <br />the land (via easement) needed for a trail, the Maplewood property owners would get <br />some say in how the trail was developed to protect their interests, and the developer <br />would be able to generate a land sale to the Maplewood residents. <br />At our meeting, staff reviewed the three options we feel exist to resolve the park <br />dedication issue. They are as follows: <br />1) City decides to forego parkland dedication and take a cash fee per lot. <br />We told those present that this option is extremely unlikely. <br />2) City is dedicated parkland by the developer for a trail area and any other <br />potential uses that are deemed appropriate. <br />In this option, the developer generates no land sale and the Maplewood <br />property owners have minimal say in how we use/develop the area. <br />3) City is granted an easement by developer of sufficient width and in an <br />appropriate location to allow for construction of a trail in the future. The <br />City would agree to reasonable restrictions accompanying the easement <br />relative to setback from the Maplewood property line, post of area east of <br />easement as "No Trespassing", construct a bog walk in certain areas to <br />maintain setbacks (50 feet was discussed at the meeting), and possibly <br />install plantings to screen separate trail from Maplewood property owners. <br />2- <br />
