No new construction is planned STATF,MENT OF INTENDF.,D USE: Valor Enterprises, Inc. has purchased this properly and has occupied the site since 1994. Valor Enterprises, Inc. mainly buys and sells vehicles to other dealers through the local wholesale auctions. Our market niche is the purchase of vehicles that require auto body repair of some sort. We operate a repair facility in which we disassemble the damaged parts, perform any unibody (frame) repair, replace the damaged parts with either new or used parts purchased from dealers or salvage yards, do any bodywor]< and paint, then detail in preparation for resale. During the course of daily activities, it is necessary to "stage" the timing of the repairs. This involves having the vehicles organized in order of planned repair while waiting for necessary parts to arrive or adequate time in the schedule to complete given repairs. The ability to store our vehicles outdoors during this staging time is necessary in order for us to operate. Our repairs are completed inside of the building. We store vehicles that are in various stages of repair at any given time. We feel that the new proposed site plan that reduces the outdoor storage area while acknowledging our need to accommodate storm water run off will meet both our needs as a business and the City's need for us to address the drainage issue on our site. The Retail Auto Sales areas are as indicated on the site plan in four separate locations on the property. This configuration allows for flexibility and grouping of For Sale vehicles. Those vehicles advertised in the newspaper, and shown by appointment only, need to be accessible and located in the unfenced areas along the north side of the building and the three stalls adjacent to Spruce Street. The For Sale cars that are of greater resale value will be located in the fenced area adjacent to Spruce Street. Lastly, those vehicles ready for resale that are being towed to sale auctions will be located in the over flow sales lot west of the building, inside of the gate. We feel our new business plan moves in a positive direction to address the City's past concerns regarding the noncompliance at the site. We have come to realize that Little Canada is a first ring suburb and that it is not business as usual as it may have been when this area was first developed into Ryan .Industrial Park.
