STATEiviENT OF INTENDED USE: <br />Valor Enterprises, Inc. has purchased this property and has occupied the site since 1999. <br />Valor Enterprises, Inc. mainly buys and sells vehicles to other dealers through the local <br />wholesale auctions. Our market niche is the purchase of vehicles that require auto body <br />repair of some sort. We operate a repair facility in which we disassemble the damaged <br />parts, perform any unibody (frame) repair, replace the damaged parts with either new or <br />used parts purchased from dealers or salvage yards, do any bodywork and paint, then <br />detail in preparation for resale. During the course of daily activities, it is necessary to <br />"stage" the timing of the repairs. This involves having the vehicles orgairized in order of <br />planned repair while waiting for necessary parts to arrive or adequate time in the schedule <br />to complete given repairs. The ability to store our vehicles outdoors during this staging <br />time is necessary in order for us to operate. Our repairs are completed inside of the <br />building. We store vehicles that are in various stages of repair at any given time. We feel <br />that the new proposed site plan that reduces the outdoor storage area while <br />acknowledging our need to accommodate storm water nm off will meet both our needs as <br />a business and the City's need for us to address the drainage issue on our site. <br />The Outdoor Storage area is as indicated on the site plan and located the furthest from <br />Spruce Street, behind the fence screening currently in place. <br />We feel our new business plan moves in a positive direction to address the City's past <br />concerns regarding the noncompliance at the site. We have come to realize that Little <br />Canada is a first ring suburb and that it is not business as usual as it may have been when <br />this area was first developed into Ryan Industrial Park. <br />As one drives through this area, it is obvious there are some areas/occupants with issues <br />pertaining to appearance, maintenance, and probably compliance. We have every <br />intention of improving our investment and will work reasonably with the city to achieve <br />those goals. <br />The nartrre of our business and the demand on City services will remain as before -with <br />our promised to consume less staff time in monitoring our cotnpiiance.
