1. Outside services and sales are associated with a principal building of at least one <br />thousand (1,000) square feet of floor area. <br />Comment: A 5,760 square foot building is located in fhe center of the site, containing a <br />shop and office space. <br />2. The entire sales lot and off-street parking area is paved. <br />Comment: The site plan does not indicate the surface materials of all sales lot and <br />parking areas. Paving is required for these areas. The City has allowed some storage <br />areas to remain unpaved in this district, but those areas reserved for sales, parking, and <br />circulation need to be paved. Although most are familiar with the site, it is important that <br />the site plan fully identifies ALL improvements and surfaces for the purpose of future <br />reference of both the owner and the City. <br />3. A minimum of three hundred eighty (380) square feet of sales area per vehicle is <br />provided. <br />Comment: The site plan indicates a sales lot for 16 vehicles in an area approximately <br />9,600 square feet in the southwest corner of the site, allowing for approximately 600 <br />square feet of sales area per vehicle. <br />A second sales lot is shown adjacent to the shop, approximately 2,800 square feet in <br />area. This sales lot is intended to contain six vehicles, allowing for 467 square feet of <br />sales are per vehicle. <br />A third sales lot is located adjacent to the customer parking location, intended for three <br />vehicles. This lot is approximately 1,138 square feet in size, allowing for 380 square <br />feet per vehicle. <br />An overflow sales lot is located in the northeast corner of the site. This lot is 2,700 <br />square feet in area and is shown to contain six vehicles. The area provided allows for <br />450 square feet of sales area per vehicle, satisfying the minimum requirement. <br />4. Adequate off-street parking and off-street loading in compliance with the <br />requirements of Sections 903.050 and 903.060 of this Ordinance is provided. <br />Comment: As demonstrated below, the off-street parking requirement has been met. <br />5. A perimeter curb is provided around the sales/parking lot. <br />Comment: No curbing is shown on the site plan at any location on the site, as required. <br />6. A strip of not less than five (5) feet adjacent to the public right-of-way shall be <br />landscaped and screened in compliance with Section 903.020.G of this <br />Ordinance. Landscape plans for the proposed development shall be submitted to <br />and approved by the City Council and City staff. <br />3 <br />
