While most of our sales of "For Sale" cars is to other dealers at auctions, we do advertise <br />vehicles and show them by appointment. Our re-sale business is not that of a typical used car <br />sales lot where there is extensive consumer traffic, flags flying, promotions, or the like. A <br />review of the site plan submitted as part of our CLIP application shows how our retail sales are <br />oriented in respect to the rest of the business. <br />The Retail Auto Sales areas are as indicated on the site plan in four separate locations on <br />the property. This configuration allows for flexibility and grouping of For Sale vehicles. Those <br />vehicles advertised in the newspaper, and shown by appointment only, need to be accessible and <br />located in the unfenced areas along the north side of the building and the three stalls adjacent to <br />Spn~ce Street. The For Sale cars that are of greater resale value will be located in the fenced <br />area adjacent to Spn~ce Street. Lastly, those vehicles ready for resale that are being towed to sale <br />auctions will be located in the over flaw sales lot west of the building, inside of the gate. <br />While we have limited one-on-one consumer sales occurring on location, we need to have <br />an auto outdoor retails sales license in order to be able to operate our overall business plan <br />properly. Additionally, we feel that having this text amendment permitting a license to be <br />granted to Valor will not have a negative impact on our surrotmding neighbors or the character of <br />the neighborhood. Our intended use would not detract from the character of the Ryan .industrial <br />Business Park. <br />
