NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway. Suite 202, Golden Valley, MN 55422
Telephone: 763.231.2555 Facsimile: 763.231.2561 plan nersCo_'~nacpla nning.com
MEMORANDUM
TO: Mayor Blesener and Little Canada City Council
___.__. _
__
FROM: Stephen Grittman
DATE: February 22, 2007
RE: Little Canada -Outdoor Storage in I-1, Light Industrial District
FILE NO: 758.10 - 07.03
The City Council and staff have been discussing issues relating to the regulation of, or
allowance for, outdoor storage in the I-1 zoning district. Apart of this discussion was
fueled by the observation that any tenant in an I-1 building, however small, could utilize
outdoor storage areas that could be far in excess of their indoor occupancy.
Staff is asking the Council to call for a public hearing for the March 26~h Council meeting
to revise the outdoor storage regulations in the light industrial district. As a part of that
hearing, staff would develop ordinance language that will be reviewed by Planning
Commission. Options for this regulation could take many forms. Among the concepts
are the following elements:
• Require a Conditional Use Permit for any outdoor storage (current regulation)
• Set a minimum square footage of indoor space to qualify for outdoor storage
• Relate outdoor storage square footage to indoor square footage
• Relate outdoor storage square footage to percentage of building
• Set more specific standards for outdoor storage use
= Set more specific standards for outdoor storage improvements
At the February 28~h Council meeting, we would like to discuss these issues so we can
narrow the draft ordinance for the hearing.
Pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Jessica Jagoe
