The submittal <br />documents were prepared by Landform and contain Stormwater Management <br />Calculations completed on March 14, 2007 and plans that are not dated. Based upon <br />our review we would offer the following comments. <br />Site Plan <br />1. A catch basin should be added to the south side of the north access point to <br />the proposed Viking Drive to ensure that storm water runoff is collected and <br />treated on-site prior to discharge. <br />2. A high point should be added in the driveway or a set of catch basins should <br />be added on the south access point to the proposed Viking Drive to minimize <br />on-site water discharge to the street. <br />3. Given the current lot configuration and parking stall striping plan it is assumed <br />that vehicles entering the south access point on Viking Drive will only be able <br />to turn right immediately upon entering the parking lot. Signage or a median <br />should be added to ensure proper traffic movement. <br />4. The current site plan indicates that the existing exit only driveway onto <br />Minnesota Avenue will be converted to an in/out access. While this access is <br />the required distance away from the intersection it may be a very ineffective <br />exit from the site due to anticipated traffic stacking at the signal. It would be <br />our recommendation that the access be allowed to be constructed as an <br />in/out access, however; the City should reserve the right to require its <br />modification to an entrance only access if traffic accidents or congestion <br />become an issue in the future. <br />5. It appears that a high point should be shown in the northwest corner of the <br />parking lot. The parking lot contours and curb grades should be reviewed. <br />6.
