The tenant(s) adjacent to HOM furniture will likely be carpet, paint, home decor,
cabinets, tools, accessories or other destination type retail.
The types of uses proposed on this site reflect the least intensive traffic uses possible for a
building and site this size. HOM furniture has a long history of door counts and traffic studies which
demonstrate a need of approximately 1 stall per 600 square feet of showroom space. This ratio can
serve the store due to the number of shoppers, and the size and variety of the product. Additional data
from HOM is available upon request.
The tenant mix will allow for a parking ratio of one stall per 400 square feet of gross square
footage. This ratio will give some flexibility to future uses. The majority of the parking on this site is
located on the east, directly in front of the tenant(s) area. HOM furniture parking will primarily be to
the north and northeast. The proof of parking request will not affect safety from fire and other dangers.
This C.U.P. would not injure or detract from the use of the neighboring property or from the character
of the neighborhood. The Parking/Building footprint ratio on the site would remain the same as it is
today.
