Comment: IVo landscape plan has been submitted for the site. The site plan simply <br />states that there is a green strip approximately six feet wide adjacent to Spruce Street. <br />It is assumed that the existing landscaping on the site wi!( remain as-is. The strip shown <br />is separated from the sales lot by a chain link fence with slats, approximately eight feet <br />tall which assists in screening from the Spruce Street right-of--way. <br />7. No more than a total of two (2) motor vehicle sales lot licenses may be in full <br />force at any one time in the B-2 and B-3 Districts, nor may more than a total of <br />four (4) such licenses be in force at any one time in the B-2, B-3, B-4, and I-1 <br />Districts combined. <br />Comment: The applicant is applying for a text amendment to this requirement, to <br />increase the number of available licenses to five. <br />8. License shall be subject to an annual review. <br />Open and Outdoor Storage CUP. Open and outdoor storage as an accessory use is <br />permitted in the I-1 District by Conditional Use Permit, provided that the following <br />conditions are met: <br />1. The area is fenced and screened from view of neighboring residential uses or <br />residentially zoned property. <br />Comment: The site does not abut any residential uses. <br />2. Storage is screened from view of the public right of way. <br />Comment: The storage area is separated from the Spruce Street right-of--way by a <br />sales lot, which is surrounded by a chain link fence with slats. The distance of the <br />storage area from the right-of--way and the presence of fence would appear to provide <br />adequate screening. <br />3. Storage area is paved with asphalt, concrete, or other material approved by the <br />City Council <br />Comment: The storage area is covered with Class V surfacing, as opposed to being <br />paved. As noted previously, the City has permitted Class V gravel surfaces for storage <br />in this area, although the City has discretion to require pavement if desired. <br />4. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the 'public right of way or from neighboring residential uses, and shall <br />be in compliance with Section 903.020.1 of the Zoning Ordinance. <br />Comment: No lighting plan has been provided for the site. The applicant shall be <br />required to submit said informafion, demonstrating compliance with Section 903.020. <br />4 <br />
