MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />NOVEMBER 8, 2007 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 8th day of <br />November, 2007 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Dan Knudsen called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Dan Knudsen <br />Mr. Scott Barraclough <br />Mr. Tom Duray <br />Mr. Jon Hall <br />Mr. Jeff Helrneke <br />Mr. Chuck Pechmann <br />Ms. Kate Socha <br />ALSO PRESENT: Mr. Steve Grittman, City Planner <br />Ms. Vanessa Van Alstine, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />MINUTES The October 11, 2007 Planning Commission meeting minutes were <br />approved as submitted. <br />PRELIMINARY Steve Benning, Rim Lake Construction, appeared before the Commission <br />PLAT & requesting Preliminary Plat approval for Whispering Pines consisting of <br />VARIANCE eight (8) single-family lots and a Variance from the Subdivision Code <br />FOR requirement limiting permanent cul-de-sac length to a maximum of 500 <br />CUL-DE-SAC feet for 685 and 693 LaBore Road owned by Kevin Steinert. Benning <br />LENGTH - noted that action was tabled on the Plat and Variance at the last Planning <br />WHISPERING Commission meeting pending additional information as requested by the <br />PINES City Planner in his October 5, 2007 report. Benning reviewed each item <br /> noting that the proposed outlot has been eliminated given that the Hanson's <br /> will not participate in the plat and are proposing to sell the back of their <br /> property to adjacent property owners along Ontario Road. He also noted <br /> that Lots 7 and 6 have been redesigned and curb frontage for Lot 6 has been <br /> increased. As easement is also being proposed between Lots 6 and 7 to <br /> provide the City with access to the pending area on the north. Benning <br /> further reported that the Watershed has approved the Whispering Pines plat <br /> subject to conditions. He also noted that they have complied with all <br /> recommendations made by the City Engineer. <br />
