Hanson <br />also noted that by selling to his neighbors, this would reduce the number of <br />lots on the proposed new street by one, thus resulting in less future traffic <br />onto LaBore Road. Hanson felt that the longer cul-de-sac proposed by the <br />City Planner would spread the houses out further and make the development <br />less dense. Hanson asked the diameter of the cul-de-sac, and expressed <br />concern about the piling of snow onto his adjacent property. <br />Bill Amadick, Valento Lane, asked about the depth of the drainage pond. <br />Plowe replied that the maximum depth would be 2 feet. He noted that this <br />is an infiltration pond; therefore, there will not be standing water in the <br />pond. Plowe reported that the Watershed has asked that the soils in the area <br />of the pond be tested to be sure that it will infiltrate. <br />Amadick asked the depth of the Swale proposed along the west property <br />line. Plow reported that the swale will be 6 to 12 inches in the area of Lot 2 <br />and as it moves north the depth increases to 2 to 2 % feet. Amadick asked if <br />trees will be removed when the swale is dug. Plowe replied that there will <br />be tree removal. <br />Benning noted that there will still be a barrier of trees along this side of the <br />plat. However, trees will need to be removed along the property line as the <br />Swale is constructed. <br />Duane Ahrens, Valento Lane, reported that he has large evergreen trees on <br />his property adjacent to where swale work will occur. Ahrens was <br />concerned about damage to the root system of these trees. Benning reported <br />that it was their intent to keep away from the property line and not damage <br />adjacent trees. However, if damage does occur, it will be their <br />responsibility to replace the damaged h•ees. <br />Barraclough asked if this issue could be addressed in a Development <br />Agreement. The City Planner indicated that this would be a private issue <br />between property owners. The Planner noted, however, that the <br />development must restrict his equipment and work to his own property. <br />Knudsen stated that he liked the additional cul-de-sac length proposed by <br />the City Planner in order to spread the houses further apart. He did not like, <br />however, that there would be additional ri•ee loss as a result of the longer <br />street. The City Planner agreed that the additional street length will cut into <br />the north area of trees, but pointed out that there would be construction <br />work in this area regardless. The Planner noted that the trade off for the <br />greater spacing between houses would be some additional tree loss on the <br />north. <br />-4- <br />
