The <br />property is zoned I-P, Industrial Park. <br />Outdoor Storage and Accessory Building Size. At the time of the original outdoor <br />storage permit, the Zoning Ordinance allowed a maximum storage area of up to 75% of <br />the floor area of the principal building. The applicants located the storage area to the <br />south of their building (behind the building with access to their main driveway area. <br />Since that time, the City has restricted the possible outdoor storage amounts to a <br />maximum of 25% of the principal building. As such, moving the outdoor storage on this <br />parcel would subject the applicants to the new regulation. <br />A separate requirement of the zoning ordinance restricts accessory building size on <br />business parcels to a floor area that is just 30% of the size of the principal building. The <br />applicants wish to construct additional building space to house material that has <br />previously been stored outside in violation of their Conditional Use Permit. The <br />applicants' proposal would construct an accessory storage building that is 4,800 square <br />feet in area -equal in floor area to their existing principal building. As such, the <br />applicants are seeking a variance that would allow them to exceed the 30% accessory <br />building size by a significant amount. <br />
