Attachment to Variance application by Precision Landscape and Tree, Inc <br />Precision Landscape and Tree at 50 South Owasso Blvd., Little Canada, MN 55117, is <br />proposing the construction of 60X80 cold storage building including a covered storage <br />area of 30x80 to be located on the southeast section of the property. <br />Because the southeast corner of the property line is "V" shaped and very narrow, it is <br />Jiff cult to optimally get full use of the property creating a hardship for the Precision <br />Landscape and Tree, Inc. Therefore, in order to construct the proposed building, it has to <br />be positioned at an angle with awkward access. <br />Although it would be more practical/effective to have a drive through storage building, <br />the property shape does not allow Precision that option. Since access to the building has <br />to be limited to the front side of the structure, it will require Precision to blacktop a <br />greater ground surface to accommodate the wheel axles on the trucks/equipments that <br />will be stored in this building. The other hardship this created by the "V" shaped <br />property line is that the trucks/equipments will have to be carefully backed into the cold <br />storage structure rather than driven into the structure to avoid building or truck damage as <br />it will be easier to back-in than back-out of the structure. <br />The brick on the new structure will match that of the existing building and will not be <br />brown as noted on the site plan. <br />The site plan shows a 6' foot fence at the front of the property or northwest side. Our <br />intent is to either install a 6' fence or plant mature spruce tree ... we would like option of <br />doing one or the other and not restricted to doing both. <br />
