Page 2 of 2 <br />Whispering Pines -Variance <br />A variance of 50 feet for the cul-de-sac length will not be detrimental to the public health, welfare <br />or injurious to other property. <br />Because of the existing property's narrow shape and one access only, the variance is required to <br />address less than favorable lot configurations and reasonably developed house pad locations (lots I <br />& 2), and to preserve existing vegetation. <br />A typical cul-de-sac will serve between 15 and 20 single family homes. Due to the restrictions on <br />the property only 7 homes are proposed therefore, there should be no concerns over excess traffic <br />fiom the new street at Labore Road. <br />Because the same number of lots can be obtained without a variance, it should be noted that the <br />request for a variance is not due to financial hardship, but rather to enhance the lots to be developed <br />aesthetically and practically. <br />Prepared by: <br />Charles W.
