To Whom It May Concern: Hello, my name is Dan Stock. My wife and I own The Press Gym, which is located at 2900 Rice Street in the Market Place Center. We moved to this location in March 2007 from our previous location in Roseville, where we operated our health club for 6 years. The purpose of this letter is to put forth a proposal concerning adding an additional business adjacent to our gym. The name of the proposed business is Beloved Studios, which is a tattoo shop that currently operates its business at 1563 Como Avenue in St. Paul. The proposed business would be the second location for the tattoo establishment. Beloved Studios previously applied to the City of Little Canada for permission to open a shop, but was turned down. It is our understanding that the reason was the location was too close to a residential area. Our location in The Market Place Center is aretail/business area. The Press Gym would like to sub- leaseapproximately 400 square feet to Beloved Studios. The business would be connected to The Press Gym by an interior door, but would have its own separate entrance. Though connected to The Press Gym it would conduct business independently. The property owner Grootwassink Real Estate is in support of this arrangement. The studio would be open six days a week, Monday-Saturday with the hours of approximately noon-8pm. There is more than adequate parking as the studio is only capable of having 2-3 customers atone time. Signage for the business would correspond with the building's sign allowance. After visiting the Como studio and talking with the owner, Brandon Heffron, we feel that the business does fit in with the surrounding area, and will be a positive addition to the community. It is our understanding that a zoning text amendment and conditional use permit are required for us to go forth with this plan. Therefore, we would like to submit this application for consideration of a zoning text amendment and CUP that would allow Beloved Studios to operate its business at 2900 Rice Street in the Market Place Center.
