a. No single building facade shall have more than 75% of one material. <br />b. Different siding styles are acceptable in the same material, such as lap <br />siding with shakes or board and batten accents, if it is in a contrasting or <br />complementary color. <br />The developer shall provide staff with revised plans showing how the intent of these <br />standards will be met. <br />Townhomes <br />The townhomes do not appear meet the standards in the ordinance, which require a <br />minimum of- <br />L In case of gable roof, a minimum 18-inch roof overhang (soffit) shall be required <br />for all dwelling unit building plans. <br />2. The exterior of townhome dwelling units shall include a variation in building <br />materials which are to be distributed throughout the building facades and <br />coordinated into the architectural design of the structure to create an <br />architecturally balanced appearance. In addition, townhome dwelling structures <br />shall comply with the following requirements: <br />a. A minimum of 25% percent of the combined area of all building facades <br />of a structure shall have an exterior finish of brick, stucco and/or natural or <br />artificial stone. <br />b. Except for brick, stucco and/or natural or artificial stone, no single <br />building facade shall have more than 75% of one type of exterior finish. <br />More than one material type or style shall be used on the side and rear <br />elevations. <br />c. For the purpose of this section, the area of the building facade shall not <br />include area devoted to windows, entrance doors, garage doors or roof <br />areas. <br />The developer has requested design flexibility to allow for greater variation on the <br />individual buildings. Staff is of the opinion that design flexibility may be accommodated <br />by providing the following design options: <br />1. A minimum of 25% percent of the area of all public and private street/driveway <br />facing facades of a structure shall have an exterior finish of brick, or <br />natural/artificial stone and 2 additional siding styles <br />a. Different siding styles are acceptable in the same material, such as lap <br />siding with shakes or board and batten accents, if it is in a contrasting or <br />complementary color. <br />2. Use of more than one material type, or material style on the side and rear <br />elevations provided that: <br />a. No single building facade shall have more than 75% of one material. <br />16 <br />
