ECONOMIC DEVELOPMENT ADVISORY COMMITTEE <br />AGENDA ITEM 3A <br />STAFF ORIGINATOR: Michael Grochala <br />EDAC MEETING DATE: May 5, 2016 <br />REQUEST: Distribution Center <br />BACKGROUND <br />Staff has been working with United Properties regarding construction of a large industrial <br />warehousing/distribution facility along 35E. Based on revisions to the site plan the proposed <br />facility is approximately 400,000 square feet in area. The applicant is proposing to pursue a <br />rezoning to Planned Unit Development to allow for design flexibility related to the proposed <br />storage of semi -trailers on the site. By rotating the building (dock doors facing north/south) a <br />number of zoning issues have been addressed and an application for consideration is expected in <br />May. <br />As previously discussed the applicant will be requesting assistance in the form of Tax Increment <br />Financing. As part of this request the City will be updating our Business Subsidy Policy to <br />reflect current requirements in state law.
