The subject property is <br />located at 6505 Ware Road Suite #230. <br />Complete Application Date: March14, 2016 <br />60-Day Review Deadline: May 13, 2016 <br />120-Day Review Deadline: July 12, 2016 <br />Planning & Zoning Board Meeting: April 13, 2016 <br />Environmental Board Meeting: NA <br />Park Board Meeting: NA <br /> City Council Work Session: May 2, 2016 <br />City Council: May 9, 2016 <br />BACKGROUND <br />Brian Hansen submitted a Land Use Application for a conditional use permit and site plan <br />review for a veterinary hospital. His business, Rice Creek Animal Hospital, currently operates <br />at 6511 Ware Road Suite #140 in Spirit Hills Center and he would like to relocate to 6505 <br />Ware Road Suite #230 in Spirit Hills Center. <br />The Planning & Zoning Staff Report dated April 13, 2016 details compliance of the project <br />with the City’s Comprehensive Plan and zoning ordinance. The Planning & Zoning Board held <br />a public hearing on April 13, 2016. One Board member suggested striping two (2) additional <br />parking stalls to the west of the driveway thru. After further review of the site and considering <br />the owner’s intent to use the existing bank canopy as a drop off area, it was decided not to <br />stripe 2 more parking stalls.
