Exterior storage of refuse and recyclable material shall require the <br />following: <br />Exterior wall or fence treatment shall be similar and/or complement the principal <br />building. <br />2. The enclosed trash and/or recycling receptacle area shall be located in the rear or side <br />yard and shall observe all applicable setback requirements and easements. <br />3. The trash and/or recycling enclosure must be in an accessible location for pick up hauling <br />vehicles. <br />4. The trash and/or recycling receptacles must be fully screened from view of adjacent <br />properties and the public right-of-way by a fence or wall of at least six (6) feet in height <br />and a minimum opaqueness of eighty (80) percent. <br />Parking <br />The Code requires 201 stalls for this 402,000 square foot building. The plans show only 128 <br />parking stalls. The site plan shows 148 proof of parking stalls (120 near 21" Avenue and 24 <br />adjacent to I-35E). The ordinance allows the City to approve a parking reduction if the applicant <br />can demonstrate that the use will have a peak parking demand less than the required parking. The <br />applicant must provide information to support this request. <br />The parking stall meet or exceed the ordinance dimensional requirement for stalls, which require <br />a minimum of 9' x 18' with a 24' wide drive aisle. The parking areas are screened as required by <br />ordinance. <br />Lighting <br />The Zoning Code regulates outdoor lighting. A photometric plan must be submitted to the City to <br />ensure compliance with the ordinance standards: <br />Any lighting used to illuminate a structure, an off-street parking area, or other area shall be <br />arranged so as to deflect light away from any adjoining residential property or from any <br />public right-of-way. All lighting shall be installed in accordance with the following <br />provisions: <br />a. The luminaire shall contain a cutoff which directs and cuts off the light at an angle of <br />ninety (90) degrees or less. <br />b. Light sources shall not be permitted so as to light adjacent property in excess of the <br />maximum intensity defined in § 1007.043 (6)(d) of this Ordinance. <br />c. Architectural/historical light fixtures that feature globes that are not shielded, or <br />lighting of entire facades or architectural features of a building may be approved by <br />
