Overall LOS/Worst Side Street LOS <br />Capacity analysis results identify a Level of Service which indicates the quality of traffic <br />flow through an intersection. The LOS results are based on average delay per vehicle. <br />The existing roads and intersections providing access to the development have structural <br />capacity to accommodate the projected traffic from the proposed subdivision. The <br />proposed Levels of Service do not degrade by more than one (1) LOS; therefore the <br />subdivision is not considered premature. <br />The Anoka County Highway Department letter dated March 14, 2016 provides the <br />following comments: <br />1. No additional right of way is required along CSAH 34. <br />2. The development proposes no new access points onto CSAH 34 which is <br />consistent with the 2011 Corridor Plan. <br />Staff has received calls from existing residents along Hokah Drive and Sioux Lane <br />expressing concerns regarding current speeding issues, the development's lack of access <br />to Birch Street and a the general increase in traffic. The Police Department has not <br />received any formal complaints from residents regarding speeding on Sioux Lane or <br />N. <br />
