1

WS – Item #1
WORK SESSION STAFF REPORT
Work Session Item No. 1

Date: July 5, 2016

To: City Council

From: Kendra Lindahl, Landform

Re: Woods Edge Development Update

Background

The applicant has submitted a land use application for PUD Development
Stage/Preliminary Plat review and a text amendment for the “Lino Lakes Town Center
Design & Development Guide”. The proposed development is a 112 unit attached
townhome project on 11.2 acres in the Town Center (Outlots B and D of the Village No.
3). The proposed project is called “Woods Edge”.

The property is guided Mixed Use and is part of the Town Center, which is planned for a
mix of residential, retail, and office uses. The site is zoned PUD (Planned Unit
Development) and the zoning standards are established by the Town Center Design &
Development Guide PUD, which was approved on March 22, 2004. The guide includes a
land use plan and this site is the bulk of the planned residential area.

The Planning & Zoning staff report dated June 8, 2016 details the project. Overall,
Woods Edge is consistent with the comprehensive plan and compliant with the EAW and
city ordinances. At the July 5, 2016 Council Work Sessions, staff will review in detail the
Ordinance Text Amendment and PUD Development Stage Plan/Preliminary Plat.
