Client: City of Lino Lakes r Project: Centennial Fire Station #2 <br />7741 Lake Drive, Lino Lakes, MN 55014 <br />8-24-15 <br />No: 15-12120-01 Page 6 <br />IV CONCLUSIONS & RECOMMENDATIONS: <br />Due to the amount of shrinking in the EPDM membrane and the age of the roof, we recommend <br />that this roof be scheduled for replacement within the next year. Typically, ballasted 45 mil <br />EPDM membranes have 10 to 15 year service life, and this roof membrane is approximately 24 <br />years old. <br />Until replacement can be accomplished, we recommend performing repairs to the uncured pipe <br />flashing at each stack location. We also recommend installing a patch in the southeast corner of <br />the upper roof section at the roof -to -wall location. <br />When replacement is accomplished, we recommend attempting to re -use the existing insulation <br />and mechanically attaching additional insulation over the top to achieve the required R -value. We <br />would then recommend installing a fully adhered EPDM membrane throughout this building. <br />V BUDGET FORECAST: <br />We estimate replacement with the above -referenced system to be approximately $80,000.00 to <br />$95,000.00. <br />VI REMARKS: <br />This report is not intended as a bidding document and may not address all deficiencies within the <br />roof area.
